Boiler guide

Which boiler is right for your home?

Three main types of gas boiler are installed in UK homes. Here's how they differ, and how to decide.

Combi boiler

Heats water on demand directly from the mains — no hot water cylinder or loft tanks.

Best for

Flats and small-to-medium homes with one main bathroom.

Advantages

  • Frees up cupboard and loft space
  • Hot water whenever you turn on a tap
  • Usually the simplest installation

Things to consider

  • Flow is shared — two showers at once can be weak
  • Relies on good mains water pressure and flow

System boiler

Heats a stored cylinder of hot water. Key components are built in, with no loft tanks.

Best for

Larger homes with two or more bathrooms used at the same time.

Advantages

  • Strong hot water to several outlets at once
  • Compatible with solar thermal and future heat pumps
  • No cold water tank in the loft

Things to consider

  • Needs space for a hot water cylinder
  • Stored hot water can run out with heavy use

Regular (heat-only) boiler

Works with a cold water tank in the loft and a hot water cylinder — a traditional setup.

Best for

Older homes with existing tanks and pipework that suits gravity-fed systems.

Advantages

  • Often the least disruptive swap in older properties
  • Suits radiators on older open-vented systems
  • Can serve multiple bathrooms

Things to consider

  • Needs loft and cylinder space
  • Lower water pressure unless pumped

Quick decision helper

A rough starting point only — the final recommendation should come after looking at your actual home.

Other things that affect your choice

Water pressure and flow

Combi and unvented system setups rely on your mains supply. If flow is weak, performance suffers. A simple flow test during the survey tells us what your supply can handle.

Boiler output (kW)

Combi outputs are mostly about hot water flow rate; system and regular outputs are about heating demand. Bigger isn't automatically better.

Controls

A modern programmable or smart thermostat can help you heat your home only when you need to. We'll talk through options that suit how you live.

Future low-carbon heating

If you're considering a heat pump in future, keeping a hot water cylinder (system boiler) can make that transition simpler.
